how does this work?

On signing the lease contract, the tenant signs up for the rental deposit guarantee at a monthly fee. In this instance, there is no need to make an upfront payment of the deposit. The security fee is included in the monthly rent

how much is guaranteed

After a 3 month waiting period, we guarantee 20% of the rental amount, increasing by an additional 20% per month until it covers the full 100% rent for the life of contract. 

what can the landlord claim?

At the end of the lease, the landlord would claim repair costs not already paid by the tenant up to the amount equal the current rent. Any shortfall can be recovered from the tenant

does the tenant get a refund

At the end of the lease, the tenant is not eligible to claim from the guarantor. The guarantee agreement terminates at the end of the lease.
